Why garage floor coatings peel, bubble, or lift

Peeling is a symptom. The cause may be weak concrete, incomplete preparation, contamination, moisture, incompatible layers, missed recoat timing, cure problems, or a vulnerable edge. A repair lasts longer when the failure plane is identified before another coat is applied.

Find where the separation occurred: within concrete, at the concrete-to-coating bond, between coating layers, or inside the film. That location points toward preparation, moisture, compatibility, cure, or substrate failure.

Read the underside of the failure

If peeled coating carries concrete particles, the concrete itself may be weak. If the underside is clean and the slab is smooth or contaminated, preparation or bond may be involved. Separation between colored and clear layers points to a recoat or compatibility issue.

Photograph both sides before grinding everything away. The evidence can disappear during removal.

Patterns reveal clues

Failure only in tire lanes, along cracks, near a wet wall, at the threshold, or across the entire floor suggests different causes. Mark the pattern and note when it changes: after winter, after washing, after hot parking, or after a spill.

The pattern does not prove the cause, but it narrows testing and repair decisions.

Why a new clear coat may not help

A wear coat can restore gloss when the base is sound. It cannot rebond a failing system to concrete. Covering bubbles or loose edges can trap the defect and make later removal larger.

Test bond beyond the visibly failed area. The surrounding floor may already be compromised without obvious lifting.

Repair options

Local removal and patching may suit isolated damage with sound boundaries. Widespread or uncertain bond often favors complete removal to sound concrete. Correct the moisture, contamination, edge, or compatibility issue before rebuilding.

Common questions

What is hot-tire pickup?

It describes coating lifting or marking where parked tires contact the floor. Cure, product selection, surface preparation, tire chemistry, and heat can all contribute.

Do bubbles always mean moisture?

No. Entrapped air, outgassing, mixing, application thickness, solvent, or moisture can create bubbles. Their timing and location help diagnosis.

Can I sand peeling edges and touch them up?

A local repair may work only if loose material is removed to a sound boundary and the cause is addressed. Compatibility and appearance should be tested.
